Residential And Commercial Real Estate Legal Help

Attorney Rob Davidson has practiced in the real estate field for 30 years and is a licensed title insurance agent, Pennsylvania land surveyor, and Department of Environmental Protection (DEP) sewage enforcement officer (SEO). Attorney Davidson formerly represented Pennsylvania’s largest lender for the purchase of agricultural lands, and he knows the process and pitfalls of real estate loans.

Attorney Davidson has a bachelor’s degree in land use planning and served as a zoning officer and SEO for municipalities in Columbia, Montour, and Luzerne counties for 10 years before becoming an attorney. He has prepared subdivision and land development plans and represented clients before zoning boards and governing bodies. Mr. Davidson has worked on obtaining DEP potable water and National Pollutant Discharge Elimination System (NPDES) wastewater disposal permit approval; Chapter 102 Erosion and Sedimentation Control plan approval; Chapter 105 Water Obstructions and Encroachments general permit approvals; and Act 537 plans, and he is trained in wetland delineation and permitting.

Attorney Davidson works with municipalities preparing comprehensive plans, zoning ordinances, and subdivision and land development ordinance amendments and updates. He represents private clients in both citizen and curative zoning amendments as well as other zoning and land use issues. He also represents both municipal and private clients in floodplain and stormwater management issues and violations.

Mr. Davidson’s education, qualifications, and experience in zoning and land development make him uniquely qualified to assist clients in this often misunderstood and complicated area.

Easements, Rights Of Way And Property Disputes

Attorney Davidson, a Pennsylvania licensed land surveyor for 20 years, frequently lectures to the surveying community on the legal principles of establishing boundary lines and easements and how to resolve property disputes. He can advise on issues of eminent domain, adverse possession and quiet titles. His experience as a surveyor gives him the expertise to work closely with surveyors in determining boundary and easement issues and finding solutions to resolve them.
